How the number is built

Debt-to-income, in plain terms

Debt-to-income is the share of your gross monthly income that goes to debt payments, including the new house payment. The calculator multiplies your income by the ratio you choose, subtracts your existing debts, property tax, insurance and HOA dues, and treats what is left as the most you can put toward principal and interest. It then works backward to the loan that payment supports, and adds your down payment to get a price.

Lenders use different limits for different loan types and borrowers, and they verify income and debts with documents. Treat this as a way to see how the levers move, then get a pre-approval for the real number.
