Priced right, not just pretty
The resale: a home listed under what similar homes nearby recently sold for, or one that has sat long enough that the seller may be ready to talk. The comps are in the email so you can check the math.
The new build: a builder spec home that has been standing too long, or an incentive worth real money (rate buydown, closing costs, upgrades), with what it adds up to.
