Showing your Arizona home.
You approve,
I report back.

Buyer agents book showings through a scheduling service, you approve each one by text or app, and they enter with a secure lockbox that logs every entry. You step out, lock up valuables, prescriptions, firearms and documents, and keep the house show-ready. I collect feedback after showings and report it to you weekly, with what it means for price.

01 · How it works

Showing service and lockbox.

Once the listing goes live on the MLS, buyer agents book showings through a showing service, a scheduling system that sends you each request. You approve, decline or suggest another time by text or app.

The agent enters with a secure lockbox that holds the key and logs every entry: who opened it and when. On the worksheet we set the rules up front: occupied or vacant, pets, and the times that do not work for you.

02 · Before each showing

Step out and lock things up.

Be out for showings. Buyers stay longer and talk more freely with their agent when the owner is not there, and that is when they picture themselves in the house. Take pets with you or secure them, and note any pet instructions in the showing service.

Lock up or remove anything you would not hand to a stranger. A lockbox logs who entered, but it does not watch every room.

  • Valuables.Jewelry, cash, small electronics and keys.
  • Prescriptions. All medication out of bathrooms and kitchens, locked or with you.
  • Firearms.Locked up securely or removed from the house.
  • Documents.Mail, bank statements, tax papers and anything with account numbers or your signature.
03 · While you are listed

Keep it show-ready.

Show-ready means the house looks like the photos. Beds made, counters clear, lights on, blinds open, the pool clean and the yard trimmed.

What I ask of you: keep it show-ready while it is listed, and tell me when something changes. A new leak or an HOA notice goes on your disclosures, not just on your list. See Arizona seller disclosures (SPDS).

1

Daily reset

Clear counters, make beds, empty trash, wipe sinks, set the thermostat to a comfortable temperature, turn on lights.

2

Outside

Pool clean and running, yard trimmed, entry swept, trash bins out of sight.

3

Do not change

No remodeling, removing fixtures or taking out landscaping while listed without telling me first.

04 · Feedback

A weekly feedback report.

I collect feedback from the buyer agents after showings and send it to you weekly, the way you prefer: call, text, email or in person. You get the showing count, what buyers said, and my read of it.

Feedback is a data point, not a verdict. One buyer who dislikes the paint color is a taste. Five buyers who mention the price, the roof or the road noise is a pattern.

05 · What it means

Feedback and price.

Showings and feedback are how the market answers the price. Plenty of showings and no offers usually means buyers like the house but not the number. Few showings usually means the listing is losing to the competition before anyone walks in, and price, photos or posture are the levers.

We agree on a 30-day price review before we list. At that review we sit down with the showing count, the feedback and any new sales or listings. If the market has told us something, we adjust once and decisively. See how I price a home.

  • Many showings, no offers.Buyers like the house, not the number. Price is usually the answer.
  • Few showings. The listing is losing on the search sites. Look at price against the active competition, and at the photos.
  • Same objection, repeated.Fix it if it is fixable, answer it in the listing if it is not, or price for it.
Questions

Common questions

Do I have to leave the house for showings?

I recommend it. Buyers stay longer and talk more freely when the owner is not there.

How do I approve showings?

Through the showing service, by text or app. You can approve, decline or suggest another time.

Is a lockbox secure?

It holds the key securely and logs every entry, so you know who entered and when. Still lock up valuables, prescriptions, firearms and documents.

What should I put away before showings?

Valuables, prescriptions, firearms and documents with personal or account information.

How often will I get feedback?

Weekly, by call, text, email or in person, with the showing count and my read of what it means for price.

What if I get showings but no offers?

That usually means buyers like the house but not the price. We review it at the 30-day price review, or sooner if the pattern is clear.

Questions about showing your home?

Thinking about selling? I will set up the showing rules with you on the walkthrough, and you will hear from me at least once a week while you are listed. Call or text 480-485-4261. If you already have an agent under contract, ask them first.
